Seventh Street is building an exciting nationwide brand in Scattered Site Student Housing and looking for a Vice President of Property Management to join the founding team.
WHO YOU ARE
Seventh Street is seeking a highly-motivated, entrepreneurial person who wants to be part of building the next great company in Scattered Site Student Housing.
This is a key hire who will be among the first hires for Seventh Street and part of a small, close-knit team. The ideal candidate has extensive experience in real estate property management, preferably with an in-depth understanding of student housing. The ideal candidate is also excited by the prospect of a fast-paced, start-up like environment where both getting hands dirty and devising the long-term strategy and operations of the company will be part of the day-to-day. WHAT YOU WILL DO
- Oversee third-party student property management companies in university markets
- Provide effective communication, management, and support to drive operational consistency and quality across several third-party management companies
- Work in close coordination with executive team to develop playbooks, guidelines, and best practices to deliver the end-to-end operational excellence and quality student experience synonymous with Seventh Street, and ensure their successful implementation amongst the third-party management companies
- Develop a keen expertise into the markets, including an understanding of student, parent, and university needs along with insight into the labor ecosystem of third-party property management companies and individual contractors
- Assist in supervision and assessment of property conditions during acquisition and routine inspection processes
- In collaboration with others on the Seventh Street team, serve as project manager and oversee pilots and implementation of property-level technology (or “PropTech”) and various other enhancements at the properties and portfolios
- Develop and maintain key portfolio and property-level operational data, including property-level information such as local vendor contacts, budgets, marketing strategies, etc.
- Prepare for and conduct weekly, monthly, quarterly, and / or annual review meetings with internal stakeholders to communicate operational performance against identified KPIs and identify opportunities for operational, community-level, and property-level enhancements; review meetings may include quarterly/annual planning and budget preparation meetings, financial reporting in partnership with accounting functions, and weekly stand-ups
- Contribute to business presentations and communications created in the interest of Business Development, Investor Reporting, and other needs
- Be the key point of contact between Seventh Street and its third-party management companies in strategic university markets
- Be a key voice in and driver of Seventh Street’s long-term property management strategy and function, including in-house capabilities
- Travel to properties and university communities as business needs require
YOU ARE THE IDEAL CANDIDATE IF YOU
- Have a minimum of 5-7+ years of experience in real estate property management
- Have extensive experience in student housing, or previous experience in scattered site (for example, SFR, co-living / co-working, or similar asset classes) or multifamily property management
- Consider yourself a jack-of-all-trades who likes to solve problems, excited by the idea of tackling a property-level operational dilemma one day and developing a winning market-level playbook for tenant engagement the next
- Thrive in a fast-paced, results-oriented start-up environment, or believe you would
- Are a self-starter, highly collaborative and communicative, and a team player
